In addition to traditional conveyancing services we pioneered solicitors
property selling in the late 1980s. The concept of solicitors selling property was
not new, indeed it was and still is the main way in which properties are sold in Scotland.
Anyone who has walked down Princess Street in Edinburgh will see that all the houses which
are for sale are in the windows of solicitors.
John Barkers extended this concept to Grimsby and Cleethorpes by opening
two well appointed modern offices in St. Peters Avenue Cleethorpes and Old Market
Place, Grimsby.
We were the first in Grimsby to market the concept of a combined service
which brought together two completely different professions and disciplines under one roof
for the benefit of the property buying and selling public.

Traditionally when you wish to sell a property you first have to contact
and instruct an Estate Agent to market the premises, advertise it and at the same time
select and employ a solicitor and agree a fee with both. The Property Misdescription
Act means that the solicitor needs to be instructed at the same time as the Estate Agent
to ensure that the solicitor can verify the tenure of the property and existence or
otherwise of restrictive covenants, this will ensure the selling agent does not fall foul
of the Act.
By using the combined service of the solicitor who also sells property,
the seller gains the advantage of only having to make one telephone call and entering one
selling agreement which includes the agency charge, the advertising and the legal fee.
Everything else is then done internally including the essential verifications referred to
above. This not only saves the seller time and money but is more convenient.
The scheme also helps potential buyers too, if a potential buyer has any
query over the boundary or the restrictive covenants affecting the property these are
easily answered by the selling solicitor~agent.
